Free Rental Analysis in San Antonio

Find out what your home should rent for, based on comparable rentals near you.

What Will Your Home Rent For?

A free rental analysis in San Antonio answers the question every owner starts with: what will this home rent for? Harvest Real Estate Property Management builds the answer from comparable rentals near your home, adjusted for what makes yours different, and Betsy Nava-Flores goes over it with you.

The analysis is free and there is no obligation. Some owners use it to decide whether to rent or sell. Some use it to check what their current manager is charging. Some are ready to lease next month.

Why an Online Estimate Is Not Enough

Online rent estimates are built from broad data and cannot see inside your home. They do not know that the kitchen was redone, that the yard backs onto a greenbelt, or that three similar homes on the next street have been sitting empty for a month.

Pricing a rental too high leaves it vacant, and every empty month costs a full month's rent. Pricing it too low costs you money for the whole lease. A broker's analysis looks at the homes a tenant will actually compare yours against, and sets a price that leases.

What the Analysis Includes

  • A rent range drawn from current and recent comparable rentals near you.
  • Condition notes on anything the home needs before it is ready to lease, and which updates are worth doing for a rental and which are not.
  • The cost of management in dollars, using our posted pricing: 10% of rent charged each month and a leasing fee of 50% of one month's rent, or 8% per month for military owners.
  • A straight answer on timing, so you know what to expect between today and a signed lease.

Renting Versus Selling

Many owners asking for a rental analysis are really deciding whether to rent the home or sell it. Betsy has worked on both sides of that decision for more than two decades and can walk you through the trade-offs: the rent against your mortgage, taxes, insurance and HOA dues, what management and maintenance will cost, and what you give up by not selling now.

If your home was listed and did not sell, this is the analysis to start with. Renting can carry the home's costs until the market suits a sale, and the analysis shows whether the rent makes that work.

That conversation is advice, not a sales pitch. If the numbers say sell, she will tell you so. For tax questions about renting a former home, talk with your CPA as well.
