What Property Management Costs in San Antonio, in Dollars

Title card for the article: What Property Management Costs in San Antonio, in Dollars

Percentages Hide the Real Number

Property management cost in San Antonio is usually quoted as a percentage, which makes it hard to picture and harder to compare. A rental owner needs the number in dollars: what leaves the rent each month, and what it costs when a new tenant moves in. Harvest Real Estate Property Management posts its pricing on its website, so here it is worked out.

Our Pricing, Worked Out

Full-service management at Harvest is 10% of rent charged each month, plus a leasing fee of 50% of one month's rent when we place a tenant. Take a San Antonio home renting for $1,800 a month:

  • Monthly management: $180
  • Leasing fee when a new tenant is placed: $900
  • First year with one placement: $180 × 12 + $900 = $3,060

Active-duty service members, veterans and military retirees pay 8% instead of 10%. On the same home that is $144 a month, or $2,628 for a first year with one placement. Owners with several properties can call for a multi-property rate.

Rent Charged or Rent Collected?

This is the question most owners never think to ask. A fee based on rent charged is figured on the rent due under the lease each month, whether or not the tenant pays that month. A fee based on rent collected is figured only on what actually comes in. Ours is on rent charged, and we say so up front because it is the kind of detail that should be in writing before you sign anything.

Questions to Ask Any Manager

Whoever you hire, get these answers in writing before you sign a management agreement:

  • Is the monthly fee based on rent charged or rent collected?
  • What is the leasing fee, and when is it charged?
  • Is there a fee when a tenant renews?
  • Is there a setup fee, an inspection fee or a vacancy fee?
  • What is the repair approval limit, and do repair invoices include any markup?
  • How often is the home inspected, and do you get photos?
  • How and when are owner draws paid?
  • How can the agreement be ended, and is there a cancellation fee?

Comparing managers on those answers tells you far more than comparing their headline percentages.

What the Fee Buys

A management fee is only worth it if the work behind it is real. At Harvest, the monthly fee covers rent collection with owner draws by direct deposit and a monthly statement, repairs up to $250 handled without a call to you, photo inspections at move-in, every six months and at move-out, and the deposit accounting Texas requires when a tenant leaves.
