Full-Service Property Management in San Antonio

Leasing, rent collection, maintenance, inspections and monthly statements, handled by a licensed local broker.

One Broker for a Big City

Full-service property management in San Antonio has to cover a lot of ground. The city stretches from historic neighborhoods inside Loop 410 to subdivisions well past Loop 1604, and an owner here may live across town from the rental, or across the country. Harvest Real Estate Property Management takes the whole job: pricing, leasing, rent collection, repairs, inspections and the move-out accounting, all under one broker, Betsy Nava-Flores.

The office is in Helotes, on the northwest edge of the city, and the homes we manage are spread across Bexar County.

What It Costs on a San Antonio Rental

Our pricing is posted, not negotiated case by case. Full-service management is 10% of rent charged each month plus a leasing fee of 50% of one month's rent when we place a tenant. On a San Antonio home renting for $1,650, that is $165 a month and an $825 leasing fee. Active-duty service members, veterans and military retirees pay 8%, or $132 a month on the same home. Owners with several San Antonio rentals can call for a multi-property rate.

Older Homes Inside the Loop

A good share of San Antonio rentals are older homes in neighborhoods inside Loop 410. Some sit on pier-and-beam foundations, and many have original plumbing, older electrical panels or windows that have seen decades of Texas summers. Those homes rent well, and they need a closer eye.

The six-month photo inspections earn their keep on these properties. A slow drip under a 1950s sink or a soft spot in a floor is a small repair when it is caught early and a large one when it is not. Repairs up to $250 are handled without waiting on your approval, and anything larger comes to you first.

Newer Homes Past Loop 1604

On the outer edges of San Antonio, rentals are more often newer homes in subdivisions with HOAs. These need less repair work and more attention to rules. HOA deed restrictions can set minimum lease terms, require tenant registration, or fine the owner for a tenant's trash cans or parking. We read the HOA rules before the home is listed and write the lease so the tenant is bound by them.

Every Month, Wherever You Live

Rent is collected, your owner draw goes to your bank account by direct deposit, and a monthly statement shows every dollar in and out. Leases are on the Texas REALTORS® residential lease form. The full step-by-step is on the how it works page, and the full-service management page covers what is included.
