Full-Service Property Management in San Antonio

Leasing, rent collection, maintenance, inspections and monthly statements, handled by a licensed local broker.

What Full-Service Management Covers

Full-service property management in San Antonio means you own the rental and we run it. Harvest Real Estate Property Management prices the home, finds and screens the tenant, signs the lease, collects the rent, handles repair calls, enforces the lease when it needs enforcing, and accounts for the security deposit when the tenant moves out.

It is built for owners who do not want to be the person a tenant calls about a leak. That might be because you live out of state, because you are on military orders, because you own several homes, or because you tried managing a rental yourself and found out how much of your week it takes.

What It Costs, in Dollars

Full-service management is 10% of rent charged each month, plus a leasing fee of 50% of one month's rent when we place a tenant. Here is what that looks like on a home that rents for $2,000 a month:

  • Monthly management fee: $200
  • Leasing fee when a new tenant is placed: $1,000, once per placement

"Rent charged" means the fee is based on the rent due under the lease each month, whether or not the tenant pays that month. We tell you that up front because it is the first question a careful owner should ask any manager.

Military owners, meaning active-duty service members, veterans and military retirees, pay 8% of rent charged each month with the same leasing fee. On the same $2,000 home that is $160 a month. Owners with several properties can call for a multi-property rate, and single services are available by quote.

How Harvest Real Estate Property Management Runs Your Rental

Harvest is an independent brokerage licensed by the Texas Real Estate Commission, TREC #9004826, and owned by broker Betsy Nava-Flores. Betsy has worked in San Antonio real estate for more than two decades and has sold more than 1,500 homes, so pricing and market questions get a broker's answer.

Every property comes on board the same way, from a rental analysis to the first rent payment, and the how it works page walks through each step. You get one point of contact for the life of the management agreement, and that person is accountable for your property under a real estate license.

What You Get Every Month

Once a tenant is in place, the routine is simple. Rent is collected and your owner draw goes to your bank account by direct deposit, with a monthly statement that shows every dollar in and out.

Repairs up to $250 are handled without waiting on a call to you, so a running toilet or a broken garage opener gets fixed instead of turning into a bigger problem. Anything over $250 is approved by you first.

The home is inspected with photos at move-in, every six months during the lease, and at move-out. The six-month visits catch small problems, like a slow leak under a sink, before they become expensive ones, and the photos give you a record of the home's condition from start to finish.

Texas Landlord Law, Handled

Renting a home in Texas comes with rules that catch self-managing owners off guard. The Texas Property Code sets a landlord's duty to repair conditions that affect a tenant's health or safety, the procedure for handling those repair requests, and a deadline of 30 days after a tenant surrenders the home to refund the security deposit or give an itemized list of deductions.

Getting those wrong can cost an owner more than a year of management fees. A licensed broker works under those rules on every property, every month, and keeps the paperwork that shows they were followed.
