Renting Your San Antonio Home on PCS Orders

Keep your San Antonio home and rent it out while you are stationed somewhere else.

Keep the House, Rent It Out

PCS property management in San Antonio is for service members and military families who are leaving on orders and want to keep their home. Harvest Real Estate Property Management leases it, manages it while you are gone, and stays your one local contact whether you are stationed across the country or overseas.

San Antonio is home to Joint Base San Antonio, with Fort Sam Houston, Lackland and Randolph, and homes near those installations are rented by people arriving on orders every year. That steady demand is a good reason to consider keeping a San Antonio home instead of selling it on a short timeline.

Military Rate: 8% of Rent Charged

Active-duty service members, veterans and military retirees pay 8% of rent charged each month instead of the standard 10%. The leasing fee is the same as full-service management, 50% of one month's rent when we place a tenant.

On a home that rents for $1,800 a month, that is $144 a month for management. Every other part of full-service management is included at the military rate.

Why Betsy Works With Military Families

Betsy Nava-Flores has spent years helping veterans and military families through PCS moves, including families with orders, 30 days on the clock and a home other agents said could not be sold. She has seen what a move looks like from the family's side, and she knows the difference a local contact who answers the phone makes when you are hundreds of miles away.

Timing a Rental Around Your Report Date

Start the conversation as soon as you have orders, or sooner if you expect them. A free rental analysis tells you what the home should rent for and what to fix before you leave. Ideally the home is photographed and listed while it still looks lived-in and cared for, and repairs are done while you are still in town to make decisions.

Before you go, call your insurance agent about switching to a landlord policy, and talk to your mortgage lender if you have questions about renting a home bought with a VA loan. Both are quick calls that are much harder to make from a new duty station.

If Your Tenant Is Military Too

Many tenants near JBSA are service members themselves. Texas law and the federal Servicemembers Civil Relief Act both allow a military tenant to end a lease early in qualifying situations, such as PCS orders or deployment. A manager who knows those rules plans for them in the lease and in the leasing calendar, rather than being surprised by a 30-day notice.

Frequently Asked Questions

Who qualifies for the 8% military rate?

Active-duty service members, veterans and military retirees.

No. The leasing fee is the same 50% of one month's rent when we place a tenant. Only the monthly fee changes, to 8% of rent charged.

Can you manage my home if I am stationed overseas?

Yes. Harvest is your local contact while you are away, wherever you are stationed.

Can a military tenant break the lease on orders?

In qualifying situations, yes. Texas law and the federal Servicemembers Civil Relief Act let a military tenant end a lease early for orders such as a PCS or deployment. We plan for that in the lease.
