What Moves Over

We request the lease and addenda, the tenant's security deposit and payment history, move-in records, keys, gate codes and remotes, HOA contacts and vendor details from your current company, and track them until everything arrives. Your Tenant Keeps Their Lease

The lease stays the same. We introduce ourselves to your tenant, explain where rent goes now and who to call for repairs, and time the switch around the rent due date. If the home is in an HOA, we confirm the tenant is registered and following its rules, since the owner answers for violations.

Cost of Switching

No leasing fee is charged for a tenant already in place. Management runs at 10% of rent charged each month, or 8% for military owners, with the 50% leasing fee charged only when we place the next tenant. After the switch, the home gets a photo inspection every six months and repairs up to $250 are handled without a call to you.
