Switching Property Managers in Boerne

Move your rental from another company without disrupting your tenant.

When Your Boerne Rental Is an Afterthought

Some owners switching property managers in Boerne have a manager based in San Antonio who treats the Hill Country as a long drive. Inspections slip. Acreage upkeep falls through the cracks. Harvest Real Estate Property Management is an independent brokerage that inspects every home with photos every six months, Boerne included.

The Handover

First, read your current management agreement for the termination clause, notice period and any cancellation fee. Broker Betsy Nava-Flores will review it with you. Then we request the lease and addenda, the tenant's deposit and payment history, move-in records, keys and remotes, HOA contacts, and any well or septic service records from the outgoing manager, and track them until everything arrives.

No Disruption for Your Tenant

The lease does not change. We introduce ourselves to your tenant, explain where rent goes now and who to call for repairs, and time the switch around the rent due date. On an acreage property, we walk the land and confirm what the lease says the tenant maintains.

Switching Costs

There is no leasing fee for a tenant already in place. Management runs at 10% of rent charged, or 8% for military owners, and the 50% leasing fee applies only when we place the next tenant. After the switch, repairs up to $250 are handled without a call to you and owner draws go out by direct deposit with a monthly statement.
