Switching Property Managers in San Antonio
Move your rental from another company without disrupting your tenant.
Why San Antonio Owners Switch
Owners switching property managers in San Antonio often have a manager who outgrew them. In a city this size, some management companies run hundreds or thousands of doors, and a single-family rental becomes a ticket number. Calls go to a queue. Repairs wait. Nobody can tell you who last saw the house.
Harvest Real Estate Property Management is an independent brokerage based in Helotes. When you call about your San Antonio rental, you reach the broker responsible for it, Betsy Nava-Flores.
How the Handover Works
Start with your current management agreement: the termination clause, the notice period and any cancellation fee. Then we request the lease and addenda, the tenant's security deposit, payment history, move-in records, keys and remotes, and HOA and vendor contacts from the outgoing company, and track them until everything arrives. The switching managers overview lists every item.
Your Tenant Stays Put
Your tenant's lease does not change when the manager does. We introduce ourselves, tell the tenant where rent goes now and who to call for repairs, and time the switch around the rent due date. From then on, repairs up to $250 are handled without a call to you, and the home is inspected with photos every six months.
What It Costs to Switch
There is no leasing fee for a tenant already in place. Management runs at 10% of rent charged each month, or 8% for military owners. The 50% leasing fee applies only when we place the next tenant. Owners moving several San Antonio rentals at once can call for a multi-property rate.
