Switching Property Managers in San Antonio
Move your rental from another company without disrupting your tenant.
When It Is Time to Leave Your Manager
Owners who switch property managers in San Antonio usually describe the same things. Calls and emails go unanswered. A repair sat for a week. The statement does not add up. A vacancy dragged on with no explanation. Or the company was sold and nobody knows your property anymore.
Harvest Real Estate Property Management is an independent, locally owned brokerage, so the person who answers is the broker responsible for your home. If you are ready to move, here is how the handover works.
Start With Your Current Agreement
Your management agreement says how it can be ended. Look for the termination clause, the notice period, any cancellation fee, and whether the current manager claims a fee for a tenant they placed. If anything is unclear, send it to us and Betsy will read it with you before you give notice.
What Gets Transferred
- The current lease and any renewals or addenda
- The tenant's security deposit, which belongs to the tenant and must follow the property
- The tenant's payment history and any balance owed
- Move-in condition records and photos
- Keys, garage remotes, gate codes and HOA contacts
- Warranty information and the names of vendors who have worked on the home
We request these from the outgoing manager and track them until everything is in hand.
Your Tenant Should Barely Notice
A change of manager does not change the lease. Your tenant keeps the same terms and the same rent. We introduce ourselves, explain where rent goes now and who to call for repairs, and time the switch around the rent due date so payments are not misdirected.
From there the home runs on full-service management at 10% of rent charged, or 8% for military owners. There is no new leasing fee for a tenant already in place. The leasing fee applies when we place the next tenant.

Frequently Asked Questions
Can I switch property managers in the middle of a lease?
Yes. The lease stays in place and your tenant keeps the same terms. What you need to check is the termination clause and notice period in your current management agreement.
What happens to my tenant's security deposit?
The deposit belongs to the tenant and must be transferred to the new manager. We request it with the lease and the rest of the records.
Do I pay a leasing fee when I switch to Harvest?
Not for a tenant already in place. The leasing fee of 50% of one month's rent applies when we place a new tenant.
