Switching Property Managers in New Braunfels
Move your rental from another company without disrupting your tenant.
Outgrown by Your Manager
Owners switching property managers in New Braunfels sometimes find their manager grew faster than its service. As the city has grown, so have the rental portfolios some companies carry, and a single home can get lost among them. Harvest Real Estate Property Management is an independent brokerage where the broker responsible for your rental, Betsy Nava-Flores, takes your call.
How the Handover Works
Check your current management agreement for the termination clause, notice period and any cancellation fee, and send it to us if anything is unclear. We then request the lease and addenda, the tenant's deposit and payment history, move-in records, keys, remotes and HOA contacts from the outgoing company, and follow up until everything arrives.
Your Tenant's Side
Your tenant's lease stays exactly as it is. We introduce ourselves, explain where rent goes now and who to call for repairs, and time the switch around the rent due date. If the home is in an HOA, we confirm the tenant is registered and following its rules.
What Switching Costs
No leasing fee is charged for a tenant already in place. Management is 10% of rent charged, or 8% for military owners, with the 50% leasing fee charged only when we place the next tenant. From the switch on, repairs up to $250 are handled without a call and the home is inspected with photos every six months.
