Switching Property Managers in Schertz

Move your rental from another company without disrupting your tenant.

When Distance Makes It Worse

Owners switching property managers in Schertz may be managing from far away, stationed somewhere else while the home sits beside Randolph. When the manager stops answering, there is no easy way to check on the house yourself. Harvest Real Estate Property Management is an independent brokerage where broker Betsy Nava-Flores answers for your rental, and photo inspections every six months show you its condition from anywhere.

Steps of the Switch

Read your current management agreement for the termination clause, notice period and any cancellation fee, and send it to us if you want a second set of eyes. We then request the lease and addenda, the tenant's deposit and payment history, move-in records, keys, remotes and HOA contacts from the outgoing company, and follow up until everything arrives.

Your Tenant Stays

The lease does not change. We introduce ourselves to your tenant, explain where rent goes now and who to call for repairs, and time the switch around the rent due date. If your tenant is military, a possible early move-out on orders is planned for.

What It Costs

No leasing fee for a tenant already in place. Management runs at 10% of rent charged, or 8% for active-duty service members, veterans and military retirees. The 50% leasing fee applies only when we place the next tenant.
